Lowest Listing Inventory Since 1999
Our inventory of residential properties for sale in the Quad Cities is at its lowest level since 1999,
making it the lowest inventory we’ve seen in 19 years.
On June 30, 2018 the Quad Cities MLS had 522 residential properties for sale in the Iowa Quad Cities
and 669 properties for sale in the Illinois Quad Cities. See the attached mid-year comparison chart for
details.
Thankfully sales continue to be strong, with 2,295 properties sold in the first half of 2018. This was 5%
fewer than 2017, which was a record breaking sales year for the Quad Cities.
Homes are Appreciating
In the Quad Cities MSA (Metropolitan Statistical Area) homes have appreciated 10.41% in the past 5
years and 1.89% over the past year. (This information is provided quarterly by FHFA, the Federal
Housing Finance Agency.)
We are seeing the strongest appreciation in the affordable price ranges, where we have the strongest
demand and the least inventory. High end demand is holding steady, but elevated inventory in the
higher price points is limiting appreciation in this housing segment.
The 2018 average sales price in the Iowa Quad Cities was $201,700 and in the Illinois Quad Cities, it
was $126,400. We’ve come a long way in the past 20 years. In 1998, the average sales price in the
Iowa Quad Cities was $108,300 and the average sales price in the Illinois Quad Cities was $85,100.
