Quad City Area REALTORS® Announce 2025 Year-End Single-Family Property Statistics

Bettendorf, IA — Quad City Area REALTORS® released its year-end 2025 single-family home statistics, highlighting increased sales activity, steady demand, and continued inventory challenges across the bi-state region.
These reported statistics reflect all of the single-family residential properties listed or sold by the Quad City Area REALTORS® within the greater Quad City market area of Scott, Clinton and Cedar Counties in Iowa and Rock Island, Henry and Mercer Counties in Illinois.

Sold Properties

Within the year of 2025 we saw an increase of 7% in sold properties as a total with an 7.5% increase in Iowa and a 6.5% increase in Illinois.

Contract Properties are the properties within the designated area shown as pending or ‘under contract’. The contract date is the date in which the property had a contract accepted but has not yet closed.  Within the year of 2025 we saw an increase of over 6% in contracted properties with an increase of 7% in Iowa and a 5% increase in Illinois.

Within 2025 there was an almost 6% increase in total listed properties with a 7.5% increase in Iowa and a 3.5% increase in Illinois.
"Nationally 2025 was another tough year for homebuyers, marked by record-high home prices and historically low home sales,” said NAR Chief Economist Lawrence Yun. "However, in the fourth quarter, conditions began improving, with lower mortgage rates and slower home price growth. December home sales, after adjusting for seasonal factors, were the strongest in nearly three years. The gains were broad-based, with all four major regions improving from the prior month."
"Inventory levels remain tight,” Yun added. "With fewer sellers feeling eager to move, homeowners are taking their time deciding when to list or delist their homes. Similar to past years, more inventory is expected to come to market beginning in February."
“While affordability and limited inventory continued to challenge buyers in 2025, the Quad Cities housing market showed real signs of resilience,” said Sharon Smith, CEO of Quad City Area REALTORS®. “The increase in both sold and listed properties reflects steady demand and growing confidence across our bi-state region. As we move into 2026, we remain cautiously optimistic that improving conditions and new inventory will create more opportunities for buyers and sellers alike.”
