Maintenance Assistant
Position Overview:
In cooperation with the Maintenance Director, will execute maintenance requests by diagnosing problems and making repairs in order to maintain the physical condition and appearance of the community according to operating and safety standards. Service requests and repairs to be made in a timely manner.
Essential Job Responsibilities:
Interior Maintenance -
• Perform handyman tasks for residents.
• Refurbish living units for the next occupants (paint, repair holes in walls, etc.).
• Repair or replace damaged or broken fixtures or equipment.
• Change filters in HVAC equipment.
Exterior Maintenance -
• Mow and trim lawn.
• Freshen mulch and weed flower beds as needed. Cut back perennials at the
end of their season.
• Trim shrubs as needed.
• Keep sidewalks, parking areas and roadways throughout the campus clean
and swept.
• Service, lubricate and wax lawn and snow-removal equipment according to
schedule.
• Fertilize shrubs, trees and lawn according to schedule.
• Fill holes in the lawn with topsoil and re-seed every spring.
• Plow and shovel snow on roadways, driveways and sidewalks.
General Maintenance -
• Carry out the preventative maintenance program.
• Report problems with the interior or exterior of the buildings and any
equipment to supervisor.
• Identify needed supplies to supervisor and purchase when approved.
• Complete work assigned on daily maintenance work order forms.
• Complete work order forms with time and cost of supplies and return to
supervisor.
• Ensure proper removal of trash.
• Store chemicals, tools and equipment in a proper and safe manner.
• Assist with setup and cleanup for special events.
• Other duties as assigned.

• Use lifting belt when lifting more than 20 lbs., and wear safety goggles when
using power tools.
Knowledge Expectations:
• OSHA-MSDS sheets and procedures
• Fire and safety procedures
• Proper lifting techniques
• Familiar with general cleaning procedures
• Food handling regulations
• Function and operation of kitchen appliances, office equipment,
maintenance equipment and grounds equipment, with ability to do minor
repairs
• Understanding of and ability to repair minor plumbing, carpentry and
electrical problems
• Proper care and maintenance of lawns, trees, shrubs, and other plants
• Drywall repair and painting
Working Conditions:
• Heated/air-conditioned and well-lit facility with minimal barriers
• Outdoor responsibilities in winter and summer
• Lifting, pushing or pulling up to 100 lbs., using proper body mechanics or
available equipment
• Bending, kneeling or climbing ladders to perform maintenance and
housekeeping tasks
• Occasional weekend work for special events, snowstorms or maintenance
emergencies
Standards:
• Residents always come first, and their needs will be met unless there is a
conflict with the needs of others and the needs of the organization as a
whole.
• Employees will not work under the influence of alcohol nor mood altering or
illegal drugs.
• Neat appearance, adherence to the dress code and good personal hygiene
are expected.
Job Requirements:
• High school graduate or GED
• Handyman skills
• Experience in maintenance or environmental services
• Experience in grounds maintenance (lawn and plant care)
• Enjoyment in working with older adults
• HVAC certification and/or experience with large household appliances is a plus
